Sadly, that's how the system works. Public works arent always failures. Once the engineers start working it usually turns out fine. It's a lot easier to decide to build a dam, bridge, or a city park. The risk is they debate this climate change thing too long, it turns out we are in a long term warming period and there's no time to build adequate flood water management.

The government needs to decide how to manage the risk. That's hard for idiots to do.

Not everything on the coast is at sea level and the rich can afford to pay the insurance or be self-insured.

When I lived on the Jersey Shore I had an unobstructed view of the ocean from a bluff 100 feet above the beach. It's one of the highest points on the Atlantic coast. Point being, most people dont know WTF they are talking about when it comes to beach properties.

As much as I deplore the Obamas, most of the bullshit on the interwebs about their castle is wrong. That mansion property is well above flood level. As are many of the homes in Martha Vineyard. If those homes flood we are talking wrath of god type storm. 30+ foot storm surge. Ain't gonna happen.

Kamala is probably stupid enough to buy or build a multi million dollar home a foot and a half above high tide. But that recent story lacks certain details. My philosophy is dont believe all the shit you read about people you hate just because somebody else hates them too. The people who talk about rich people building on the coast after lecturing us about climate change usually live in Putoodie, Illinois and have never seen the fucking ocean. Or understand anything about coastal living.

The greatest risk for the average upper middle class person who has the money to buy oceanfront or close to that is the insurance companies pulling out. Which they are doing. That's the first indicator. As far as mortgages go... anybody tried to finance an oceanfront home? I can assure you it isnt like buying a regular home. IN most cases, if you even can get a mortgage, they require flood insurance. On a home in that setting, it's 20-30k per year. That's just for flood. Homeowners is separate. As is wind damage. Also separate.

I spent most of my childhood in a coastal town in the Northeast. I have a shack in a salt marsh on property in NC that's been in my family for 100 years. Not oceanfront or even ocean view, but I can walk to the beach in ten minutes.

Some dude from Richmond built a 2+ million dollar house near me... right behind the dune. A year or so later he sold it. He was a business owner that earned his money and this was his dream. Shortly after closing, his insurance dropped him and his mortgagor tells him to pay off the mortgage or get insurance - or else. His FEMA flood insurance at the time they pulled the permit was $14k. Then it became $30k. He told me by the time he got all that squared away, the bill for annual insurance was just south of $80k. So he sold it to a rental company. It rents for $20k per week.

She didnt get a penny of my money so I dont care what she spends.

Of course in CA... there are earthquakes. That liquifies the soil and can trigger landslides. That's caused by tectonic change. The continents are moving. We must stop it!

Exactly. And quit denying anything is changing out of hate for liberal idiots. Facts are facts. Change happens slowly and there is always time to adapt.

A vast number of our fellow humans are incredibly reactive. They never plan ahead then freak out when something disrupts the norm. They blame others for their lack of attention. If you are in a dangerous, risky profession, this mindset can get you killed. There are three kinds of people in the world:

1. Never plan and demand others rescue them as a result of their inattention - far left liberals
2. Over plan, arrogantly convinced they know exactly what is going to happen - far right conservatives
3. Accept that there are variables they can't predict, plan for contingencies and rely on observable facts vs. emotion. - the independent

Sadly, #3 is in the minority.

Nah. If I ran out of TP just go down the road and take what I needed from the prepper - who has told everyone in the area how prepared he is. If things got bad enough, I'd eat him once his food ran out. :)
